The buying process can be confusing and stressful. Not only do you need to consider things such as price and location, you also have to worry about whether the building itself has any hidden problems that could become costly surprises down the road.

Inspection Services:

As professional Inspectors, it�s our job to look for those hidden problems for you. The Home Inspection is an unbiased, professional assessment of the condition of the property. It provides you with an expert opinion and professional report on the condition of the physical structure and various systems. Giving you peace of mind on what is likely the largest purchase you�ll ever make.

What to expect:

The length: In order to prepare the report, an inspector must conduct a visual inspection of the house. The length of the inspection varies based on the size, age and complexity of the building. The typical home takes about 3 hours to complete, commercial properties can take quite a bit more time.

The client: It is not required, but we strongly encourage the client to accompany the inspector during the inspection. This will give you a chance to ask questions and become familiar with the systems of the home.

The report:We will provide you with a written report, given at the time of the inspection, which includes a checklist of information on the strucutral, mechanical and surface conditions, as well as commentary on identified problems. The inspector will review the report with you at the time of the inspection, but feel free to call with questions or concerns you may have after the inspection is over.

The scope: We will inspect all the structural elements and systems of the building/home. The inspection is intended to provide you with information about the property that is accessible and visiable at the time of the inspection and is not to be considered a guarantee or warranty. All of our inspectors bring their own ladders to access the roof and other areas that may require their use.

 

When the inspection is complete, we�ll tell you of any problems that were discovered and discuss them with you. We will also tell you about any routine maintenance that should be performed, as well as answer any questions you may have. Our goal is to discover and inform you of anything we find that might affect your purchase decision. We�ll tell you about any problems we find, and make repair recommendations. We�ll also inform you of what maintenance tasks are required to keep the home and it�s systems in top condition.

Radon Services:

There are a number of radon tests approved by the Environmental Protection Agency (EPA) for indoor air detection.  The electret ion chamber (E-Perm) and the Continuous Radon Monitor (CRM) have established excellent performance results. Boswell Building Surveys, inc. offers you the choice.

The E-Perm

is a passive device, which gives one reading for the time period of the test.

The CRM

is gives an hourly print out during the testing period.  The CRM has additional tamper resistant features. It provides the barometric pressure and temperature at each hourly report, and if the device is touched or moved is registers on the print out.
